PROJECT MANAGEMENT AND COMMUNICATION SERVICES
Our preference is to commence working with our clients at the onset of the project versus being approached once the design is complete. This allows our clients to draw on our extensive experience and provide input on design, material choices, constructability and cost. During the preliminary stage of the project, we offer, as part of our service, assistance in choosing a building lot and in selection of the design team and other consultants.
Our service is based on a "project management / cost-plus" approach to home building, which means that our management fee is charged on a percentage of the overall costs of the project. Our on-site superintendent is included in our cost-plus & fixed price contracts. (Please note: Fixed price contracts are also available.)
THE COST-PLUS APPROACH to custom home building has proven successful over the years for both homeowners and builders. The following is a list of some of the advantages in using this approach:

Flexibility - Design changes are inevitable with custom home building. This approach allows for design changes to be made at-actual cost, and to be executed without delay.

Purchasing Power - All costs incurred on the project will be passed on to you as true costs so that you may enjoy the full benefit of our tremendous purchasing power.

Team Approach - This type of approach establishes a non-adversarial environment for both homeowner and builder to work. With all parties working for a common goal, the process becomes a team effort that is both exciting and enjoyable.

Preparing and updating detailed construction budgets.

Pricing and negotiating with sub-trades and suppliers.

Accounting - including: - detailed job cost tracking.

Monthly progress draws.

Payments to sub-trades and suppliers.

Liaising with the homeowner and design team to determine final specifications.

Timely estimates for owner's requested changes.

Coordination with structural engineers, architects/designers and Municipal Hall.
SITE SUPERVISION SERVICES

Quality control and trouble shooting.

Coordination of sub-trades and material deliveries.

Coordination on-site with consultants and Municipal building inspectors.
